I have been going to this place for nearly 2 years for numerous Knott's Berry Farm trips with my kids. My aunt and mother were to spend their first time here, on vacation with us. They were given a room with cockroaches! To make matters worse, they refused to give my aunt her refund through the third party app used, Tickets At Work. I will make it my mission to let everyone know that even if you do stay here for cheap, and manage to avoid cockroaches, you will also not get a refund for their error. Not only will my aunt never come back but they permanently lost our business. Paying customers that visit at least 3x a year for 2-3 nights. Just ridiculous.

This property is horrible I will never recommend this place to anybody. This place should be demolished. And get re done. Full of rouches and rats. Unbelievable that this place is even open. The hospitality business have not inspect this property according to all the bad reviews this place has. We end up cancelling that night and booked with another property. Which was awesome clean.

This hotel and it's staff are an absolute disgrace! My family arrived on the 16th of August and were given room 442. When we tried to open the door it was bolted on the inside. We pushed and pushed until a voice came and said this was her room. It was late and the lady was obviously scared. We went back to reception where the staff member " yeah sorry I forgot we moved those guests in there because there was issues in their original room with tv and stuff"! Guess who got their room!!! Room 331 absolutely awful, no tv as in every channel said error. The toilet flush ran all night making a constant gargling sound, aircon didn't work and the tv in living room was missing and in its place was a mirror. Not to mention the dirt. Absolutely thilthy! Not even a pool area to sit around as it was totally green like a swamp. Paper signs up saying open at 2pm. ( I'd like to ask which month at 2pm, as it had obviously been like that a while) 3pm we moved to our last room, 304! Can things get any worse, sure they can!!! Surrounded by deralict rooms and thilthy. Bath didn't hold water, as in the plug didn't work. Rooms at the end of the balcony were getting refurbished with all the furniture still inside. That'll obviously never come clean! We approached reception again and spoke to a guy who agreed with us and said the hotel was awful at the minute but don't worry it's going to be better soon and if we come back he'll cut a discount. Fact is I am worried, this is our holiday that cost a lot of money. I do not care about future trips that may get a discount. I care about this trip and a refund, if I'm quite honest. Our last day and we returned back from out day to find just one pillow each. We had started off with 2 pillows each that morning. I approached reception again and asked for more. Chap on duty said he didn't have any and gave us a blanket to roll up. Seriously, the place is empty and he could have got pillows from any room. He simply did not want to go out of his way. Not so he could stay at reception for security reasons because he left with a guy to the other side of the building. I have been promised a visit from the manager. I have also been promised the managers email address but "NOTHING" THEY SIMPLY DO NOT CARE. Our last night I got no sleep because your staff member went roaming round every room with a torch and banging doors at 1am. I'm guess he was looking for homeless as I'd heard they go in your rooms, just gross the whole experience. Please address these issues and yes I am looking for a refund. Current staff all need firing, just know that not one of them are customer friendly. Lazy bunch who do not care! I also do not wish to hear the property is having a refurbishment, this has ruined what was a trip of a lifetime. I would also like to know the owners name and contact details. AVOID FOLKS

Update 7/21/25 - last chance update; while the front desk has improved their service, the "General Manager" Emmanuel has zero business running a hotel. First of all, this stay was the topper. Our shower began leaking from the wall out onto the floor. After a full day at Knotts, so this was 10pm. I contacted the front desk, no rooms available to move. I mean there were but they were all dirty because housekeeping didn't clean all the rooms, just those that were on reserve for the day. Our option for showers? Go to a room that is unable to be rented out because of the horrible smell in the room. We were told the General Manager could help further in the morning. What time? 7am. Fast forward to the am, told he doesn't have a set schedule, so, comes in when he chooses. 930am speak with Emmanuel who basically says he can do a 10% discount. I let him know this wasn't acceptable and ask for his supervisor. He states he's the general manager and answers to nobody. Im thinking he answers to corporate. Unfortunately, the owner is an LLC. They've been contacted but I have no hope they will do anything. As typical, there are no towels. So definitely bring your own towels, wash clothes, hand towels, and pool towels if you insist on staying here. I don't know how exactly a hotel runs out of towels. Either they have not purchased enough or housekeeping doesn't wash them before leaving for the night. Rooms are still dirty. Floors are gross. Spiders and webs everywhere. Construction work throughout hotel. 2 out of 4 elevators actually work. Stairwell past 1st floor do not have lights, so even if you choose stairs it's a dangerous adventure. Don't walk beneath a palm tree, many widow makers waiting for you. Overall, it's clear a kid runs the hotel. Maintenance is non-existent. Never again. Update 6/26/25- visited again and wanted to give an update. Front desk customer service has greatly improved, so I've updated that rating. Rooms smell much better. Keys stopped working every night, so that's still an issue, especially when returning late from Knotts. Housekeeping needs improvement. The floors in the rooms are gross, turn your feet or socks black, and still super stingy with towels. One hand towel and one wash cloth in the room at check-in, then no more for 3 days.There were noo towels available for the pool, had to go buy beach towels at Walmart. Bathrooms need renovating and the bathroom doors are ridiculously heavy!Why do we return? Location. Some small tweaks and this place could be great. Offer breakfast. Have towels. Fix the key card situation. Improve housekeeping. Original review - Sitting outside our room at 1130pm, missing front desk help, and no way into the room. Front desk help named Jack, if thats really his name, finally shows up after 30 minutes waiting with 3 kids outside our room and he says "I was only away from the desk 5 min". Then proceeded to deny multiple keys because we didn't have the old keys to give him. The ONLY thing going for this place is the location. Period.

Excellent stay in room 409 for 10 nights-Couldn’t have asked for a better break away-Everyone from reception to housekeeping to the guys cleaning and maintaining the pool area were so hardworking and friendly-Aircon worked brilliantly and came back to a lovely clean and cool room everyday-Great location and would definitely stay again for even longer next time!
