We stayed 11 nights and were perfectly comfortable, if not impressed with the condition of the hotel. We stayed in the lagoon tower and were not disturbed by the building renovations. The bed was comfy and the water was hot. The entire hotel looks a little shop-worn and drab, from the furnishings to the fixtures. The pool and grounds are nothing special. The hotel is walkable to restaurants and shopping, which makes it convenient. What really made our visit is the lagoon. Our room overlooked it and we could see fish swimming from our 4th floor balcony. It was great for snorkeling, with lots of sea life, and since beaches are scarce in Kona, it was nice to be able to have that beachy feel. If you are lucky, a sea turtle will visit the lagoon while you are there!

I often stay at the Royal Kona Resort for a variety of reasons. First of all, its the most affordable of the hotels on Ali'i Drive and very close to Coconut Grove Marketplace as well as a variety of restaurants and unique shops. You can hear the soothing sound of the waves crashing just outside, they have a pool overlooking the ocean and next to it an open air bar and dining area. What more could you ask for when staying in Kailua-Kona. The staff is very friendly and knowledgeable. My go to Kona staycation.

Corner view in the Bay Tower was stunning... view was 100 out of 10. Room was clean, mattress was a 6 out of 10, very basic. Bathroom was clean, but tub floor is older and a little dingy. Baseboards and other finishes could use some refreshing/updating, but overall pretty good for the price. Staff were very attentive and friendly. And with two floor to ceiling windows, the breathtakingly beautiful views of the ocean, hillside, and sunset are unmatched.

The Royal Kona Hotel has definitely seen better days. While it’s often priced below some of the higher-end options in Kona, the lower rate comes with a noticeably dated feel. It wasn’t a terrible stay by any means — the location is convenient and the oceanfront views are lovely — but overall the property feels tired and in need of some refurbishment. The pool area itself was pleasant, but there was little enforcement of the 15-minute towel rule for saving chairs. Several guests were playing music from their own speakers, which made it hard to relax unless you shared their taste. The hallways had trash left overnight, and while that may have been from other guests, it wasn’t cleared promptly. Even small details, like the worn wooden elevator, added to the sense that the hotel could use a facelift. The most frustrating part of our stay, though, was Sunday breakfast. Of course, football Sunday is a beloved American tradition — we completely understand that. But at 9 a.m., only a handful of people were watching the game, while more than twenty guests were quietly enjoying breakfast and the beautiful ocean views. Unfortunately, the football broadcast was blasting at full volume across the restaurant, overpowering even the sound of the waves. When we politely mentioned it to our server, we were brushed off. Perhaps it’s official policy, but it’s hard to believe it must be played that loudly for everyone. It would have been so much more enjoyable if the TV had simply been turned down to a reasonable level. With a bit more upkeep, attention to detail, and consideration for the guest experience, the Royal Kona could be a much better value — but as it stands, it feels more “budget tired” than “classic island charm.”
