If you want to stay in Kona, I recommend this hotel. Excellent location. The staff is friendly. The rooms are nice with large balconies. You can hear the ocean crash onto the shore and walk along the Kona waterfront for food & drink. The hotel has a nice oceanfront restaurant and bar. The hotel also has a wonderful saltwater area to swim and relax. If you are sensitive to noise, don't stay in the Kona Village side of Bay Tower. The noise from the nearby restaurant and bar is very loud.

Although this hotel is a bit dated the customer service was outstanding. My wife and I stayed in room 512 away from the updating and construction. We were surprised by a complimentary bottle of champagne for our 26th anniversary. The Hotel is located central to Ali i the main blvd. This is the center of everything and close to all the shopping and restaurants. The staff were fabulous and a special thanks to Mandi and Rene who took great care of us and solved some minor problems with top notch customer service. And we mean top quality caring customer service. We also were given complimentary Mai Tais at the bar. The bar was great and located in the Hotel above the ocean. The pool staff were great as well with a special shout out to Danny. The pool is located right by the ocean. To swim in the ocean such as snorkeling you will have to go to a more specific beach as this is all rocks here with a small nice sand beach in a tiny cove. We loved the pool and the cove. Thank You we will be back.

Pros and Cons: Pros - *clean * staff was friendly *grounds seemed well kept *mentioned our anniversary and then sent us a bottle of champagne *walking distance to tons of activity, bars/restaurants. Cons - *inside decor VERY dated. Almost motel-ish. If youre looking for modern and sleek - keep scrolling *in Bay Tower you are often "cut off" by private parties and have to walk around the other building to get to yours. * pretty greenery in atrium that houses some kind of very loud chirping frogs all night long. * tried a hotel this time instead of Airbnb for amenities- love morning yoga. Due to some construction yoga was held Ina cement walkway with people passing and workers sweeping behind us although instructor was great.

My temple hosted a conference at the Royal Kona Resort. The Alii Surf room with its spectacular view of the ocean and friendly servers was the perfect venue for our event. Karen Wakata, the catering and convention services manager, made sure that my group's needs were met. She was outstanding! The hotel rooms were beautiful and the conference attendees were very pleased.
