Although on the older side, but definitely a good place to be when in Gatlinburg, big rooms and the kitchen is a plus, you can stay there for weeks and don't have to worry about spending much on food as you have the option to cook it in your unit.

We were very happy with the location of the condo and there was plenty of parking available. This was our first time renting a condo and we were very happy with our decision. We especially loved having cable service, 2 large updated TVs, and internet service. We were very thankful for the washer and dryer in the unit and the comfortable linens.
I think this unit has great potential, but there were some items that my family and I felt needed attention. First of all, the pictures on the website of unit 110 are not correct. I specifically wanted a couch and loveseat that were leather so I wouldn't have to worry about my boys accidentally spilling something on the couch. The couch and loveseat in this unit are NOT leather as the pictures on the website show. The couch and loveseat are very uncomfortable and if you sit in them you will feel springs in you back. My son also noticed that there were nails poking through on the side of the loveseat. The screened patio door from the living room kept falling off the tracks and we had to put it back in place multiple times. There was also no lock on the sliding glass door to the patio from the living room. We felt like the beds were worn out and in need of replacement. The faucet on the bathroom tub was leaking from the cold water handle.
We also noticed some housekeeping issues. There was something dark spilled onto the white vertical blinds in the master bedroom. The kitchen cabinets were visibly dirty and had crusted food on them in some areas. One of the "clean" mugs in the cabinet had lipstick on it.
I believe all of these negative items can be fixed and this unit can be great.

Great location! Easy to walk everywhere, even onto one of the park trails. We loved the scenic view of the stream from the balcony. Our unit was much nicer than the pictures on the web site. Perfect for a family of 5.

Tip: It was scorchingly hot in June. Wish we had gone earlier in the spring, but it was cooler on some of the hiking trails. We loved hillbilly golf.

nice place to stay. Its walking distant to the parkway (one block from light #10. You can walk to all the resturants, and all the attractions. Its far enough from all the noise and traffic but close enough to all tha action.

The Condo we stayed in was one of the cleanest places we have ever visited. The paint and flooring looked new. It was well stocked with everything we needed.The staff was cleaning on outside areas while we were there.We really enjoyed the balcony view of the river and the relaxing sound of the water. The location was perfect for us. About a 10 minute walk to the Parkway.

We rented unit 407 and we were dissapointed in the condo. It needed a lot of maintenance and repair Carpet on stairs was worn and dirty. Shower curtain upstairs had mold. Shower door in master bath did not open and close properly. Love seat was so uncomfortable no one could sit on it. One of the dining chairs needed repair. Coffee pot did not work. The metal strip on floor that patio door slid along was cut and had jagged edge that was waiting to cut someone's foot.

Good news- close to downtown and next to a great little river that lulls you to sleep and also pet friendly. Bad news- very outdated and kind of gross. We found an old sock under the bed and our room smelled like wet dog. Just old and look like it needed a heavy cleaning and painting and new decor. Shower ran out of hot water and the screen door of our room was laying on its side so we fixed that as best we could. One of us slipped on rainy stairs and got cut up so be careful. There is plenty of parking and a Coke machine. No coffee in room or shampoo/ conditioner or hair dryer. Feed the fish and ducks off the balcony.

The river lulls is to sleep with comfortable bedding, a cozy living room with a fireplace, and though it is all rather dated, it’s cozy and has laundry and an adequate kitchen. Our unit definitely needs work with the adjustment on the water heater. Even a 5 minute shower in this unit is tepid. Be advised, you will LOVE the location! We keep coming back in spite of the dated features for the awesome comfort and proximity.
